Mississauga splits three ways, and the painting is different in each. City Centre is condo work on the building’s clock. The big middle of the city is detached and semi housing built from the seventies through the nineties, now on its second or third repaint. Down by the lake the homes are older and the trim wants more care than the walls do.

High-rise units around City Centre, mostly sound drywall where the job is a clean recoat. Erin Mills, Meadowvale and Cooksville are subdivision housing from the 1970s–1990s — real walls with real wear, nail pops and settled cracks that need filling before anything else happens. Port Credit, Clarkson and Lorne Park run older and more established, with more trim, more doors and more surfaces that have been painted several times already.
